An accessory dwelling unit (ADU) is a fully self-contained residential unit located on the same property as a primary home. It has its own entrance, kitchen, and bathroom. It’s a real home, just smaller and secondary to the main structure.

ADUs are used for rental income (long-term, medium-term, or short-term), multigenerational living, guest housing, and dedicated home office or studio space.

Does my property qualify for an ADU?

Most residential properties in Bend, Redmond, and Deschutes County qualify under Oregon state law, which allows ADUs on nearly all single-family and some multi-family lots. The key variables are lot size, setbacks, and utility access. We walk through all of this with you at the first consultation so you have a clear picture before spending money on anything.

Is a modular ADU the same as a manufactured or mobile home?

No. This is the most common misconception. Manufactured homes are built to a federal HUD code and are often placed on non-permanent foundations. Timbergon modular ADUs are built to the same Oregon state and local building codes as any site-built home, set on a permanent foundation, and eligible for standard financing. Modular is a construction method, not a different category of home.

How long does the process take from first conversation to move-in?

It depends on your permitting timeline and site conditions, but modular ADUs typically reach occupancy 30–50% faster than comparable site-built construction. We give you a realistic schedule at the consultation stage, and we stick to it. Weather in Central Oregon does not affect our factory build timeline.

What does a modular ADU cost in Central Oregon?

Pricing depends on model, configuration, site conditions, and utility connections. We do not publish price lists because every project is different. What we can tell you is that modular construction runs 20–35% less than comparable site-built construction, and our pricing is fixed. What we quote is what you pay.

Can I finance a modular ADU with a conventional loan?

Yes. Because Timbergon ADUs are built to Oregon state code and placed on permanent foundations, they are eligible for standard residential financing including conventional loans, construction-to-permanent loans, and home equity products. Your lender treats it the same as any other residential structure.

Do I need to hire my own general contractor, or can Timbergon handle that?

For most ADU projects, yes — site work, foundation, utility hookups, and final completion are managed by a GC. We offer full turnkey general contracting services through our partner, Lar-Moon Restoration and Construction, covering the complete project lifecycle from site preparation through final completion. If you already have a GC, we coordinate directly with them. If you do not, we can handle the full scope or connect you with contractors we have worked with in the area.

What is the payment schedule?

Payments are structured across four milestones tied to project progress: 35% at design and engineering, 40% at material purchasing and production scheduling, 20% when construction of the unit begins, and 5% as a final deposit upon delivery and placement on the foundation.

Can we customize the layout — windows, interior walls, finishes?

Yes. We offer customization across door and window configurations, interior wall layouts, room dimensions, and finish selections. All modifications are subject to structural, engineering, and code requirements, but most reasonable requests are achievable within the system. Bring your list to the first conversation — that is what it is for.

Do you offer a warranty?

Yes. Each home includes a standard one-year limited builder’s warranty covering qualifying defects in materials and workmanship attributable to the manufacturing process, subject to the warranty’s applicable terms and conditions.
